How to Get Up to $50,000 Toward Buying Your First Home in the Upstate

Saving for your first home can feel like a big challenge. Between the down payment and closing costs, you may wonder how much longer you need to save before you can make a move.

This guide explains five local programs for down payment assistance in South Carolina. Some offer up to $5,000 or $20,000. The largest benefit—up to $50,000—is specifically for eligible full-time City of Greenville employees.

If you are exploring down payment assistance in South Carolina, this guide is a good place to start. The amount you may qualify for depends on your income, household size, employer, and the home you choose.

What Can Homebuyer Assistance Money Be Used For?

These programs can help cover your down payment, closing costs, or both. This can reduce the amount you need to bring to closing.

  • Down payment: The money you put toward the home’s purchase price upfront.
  • Closing costs: Eligible expenses involved in completing your home purchase and mortgage, such as certain lender fees, attorney fees, and other approved charges.

How the money can be used depends on the program and your mortgage type. Some programs limit FHA borrowers to using assistance for closing costs, so ask your lender which expenses qualify.

The assistance is applied to your purchase at closing. You do not receive extra cash to spend on furniture, moving expenses, or home improvements.

1. Greenville County Homebuyer Assistance: Up to $20,000

The Greenville County Homebuyer Assistance Program offers up to $20,000 for qualifying first-time buyers with household income at or below 80% AMI.

To qualify, you must meet requirements including:

  • A 30-year, fixed-rate mortgage.
  • At least $500 toward the purchase from the buyer.
  • Homebuyer education through the Greenville County Human Relations KEY Program.
  • A home that will be your main residence.

The maximum purchase price is $425,000 for a new or existing home, or $195,000 for an eligible manufactured home.

The assistance is a 0% interest loan, with GCRA assistance forgiven over 10 years when program conditions are met. Selling before the required period ends—or having funds with a due-on-sale condition—may require repayment. Renting the property is prohibited during the subsidy term.

2. City of Spartanburg Homebuyer Assistance: Up to $20,000

This program offers up to $20,000 toward the down payment or closing costs for qualifying first-time buyers purchasing inside the City of Spartanburg.

Buyers generally need household income at or below 80% AMI, a fixed-rate mortgage, at least $500 of their own money toward the purchase, a home inspection, and approved homebuyer education. Confirm the accepted class provider before enrolling.

The program’s purchase-price limits are:

  • $237,000 for an existing home.
  • $273,000 for new construction.

The home must be your main residence. The assistance is structured as a 0% interest loan with restrictions attached to the property.

3. City of Greenville Employer Assisted Homebuyer Program: Up to $50,000

The $50,000 program is for eligible full-time employees of the City of Greenville. Living or working somewhere in Greenville does not qualify you on its own. You must work for the city government and meet the program’s requirements.

The City of Greenville Employer Assisted Homebuyer Program offers different amounts based on household income and employment status:

To qualify, buyers must:

  • Have worked for the City of Greenville for at least one year.
  • Be in good standing under the city’s HR requirements.
  • Be a first-time homebuyer or have not owned a home in three years.
  • Qualify for a 30-year, fixed-rate mortgage.
  • Put at least $500 of their own money toward the purchase.
  • Complete an approved homebuyer education workshop.
  • Provide the required appraisal and home inspection documents.

The home must be your main residence, and the monthly mortgage payment cannot exceed 35% of household income.

You do not have to buy inside Greenville city limits. Eligible homes may be in Greenville County or the listed nearby counties: Abbeville, Anderson, Laurens, Pickens, and Spartanburg.

4. Prisma Health Employee Homebuyer Assistance: Up to $5,000

Eligible Prisma Health employees may receive up to $5,000 toward their purchase.

Requirements include:

  • At least 12 months of employment and good standing.
  • Household income at or below 120% AMI.
  • First-time buyer status, or no homeownership in the past three years.
  • A 30-year, fixed-rate mortgage.
  • A minimum $500 buyer contribution and required education.

The property must be your main residence and within 10 miles of a Prisma campus or provider practice. The assistance is a 0% interest loan forgiven over five years.

5. Spartanburg Regional Employee Homebuyer Assistance: Up to $20,000

The Spartanburg Regional Healthcare System program offers eligible employees up to $5,000, with up to $15,000 in additional assistance for a qualifying purchase in Spartanburg’s Northside.

Eligible employees must be full-time or part-time, actively working, and in good standing for at least 12 months. Other requirements include household income at or below 200% AMI, a 30-year fixed-rate mortgage, at least $500 toward the purchase, and approved homebuyer education.

The assistance is a 0% interest loan forgiven over five years. FHA borrowers face limits on using funds for a down payment outside Spartanburg city limits.

How Do Household Income Limits Work?

Area Median Income, or AMI, is an income benchmark used to decide who qualifies. The limit changes with the number of people in your household and the program you apply for.

These are the 2026 annual household income limits at 80% AMI for the areas covered in this guide:

For example, a four-person household earning $80,000 falls below Greenville’s listed 80% limit, but above Spartanburg’s. The same household may qualify for one program’s income requirement and fall outside another’s.

Not every program stops at 80% AMI. Prisma’s program lists a 120% limit, Spartanburg Regional’s base benefit lists a 200% limit, and the City of Greenville employee program has assistance tiers up to 150%.

Have CommunityWorks confirm which income table applies to your purchase and how your household income is calculated. Income limits change annually, and meeting the income requirement alone does not guarantee approval.

Is Homebuyer Assistance Free Money?

A forgivable loan can become money you do not have to repay, but only if you meet its conditions.

For example, a program may require you to live in the home for a set number of years. Employer programs may also have rules about staying with your employer. Selling, moving, renting out the home, or leaving your job could affect forgiveness.

Before accepting assistance, ask:

  • How long must I live in the home?
  • Do I have to stay with my employer?
  • What happens if I sell, refinance, move, or leave my job?
  • Is the full amount forgivable, or is any part due when I sell?
  • What fees will I pay?

Several of these programs list a $325 processing or origination fee, plus wiring fees. Ask your lender to include all costs in your estimate.
