Greenville continues to grow, with new residential construction appearing throughout downtown, the West End, Laurens Road, Mauldin, Greer, Simpsonville, and other parts of Greenville County.
The latest projects include luxury condos, urban townhomes, apartments, and large mixed-use communities. For buyers exploring new homes in Greenville SC, it is important to know that some developments offer homes for sale, while others are rentals or long-term projects still under construction.
Here are some of the largest new developments in Greenville SC to watch.
Greenville County Square
Greenville County Square is transforming approximately 40 acres along University Ridge into a new extension of Downtown Greenville.
The $1 billion development will include apartments, townhomes, offices, restaurants, stores, entertainment, a hotel, and green space. Whole Foods Market will be an anchor tenant, and Rooftop Cinema Club plans to open an outdoor movie venue.
The Sinclair by Copper Builders will offer 46 for-sale townhomes within the development. When fully completed, County Square is expected to include more than 1,800 residences.
Biltmore Walk
Biltmore Walk is a $40 million community featuring 44 luxury townhomes near Alta Vista, Augusta Road, and Greenville County Square.
Inspired by New York City’s Gramercy Park, the community will feature brick and limestone exteriors, landscaped green spaces, and fountains. Homes are expected to include three or four bedrooms, rooftop terraces, two-car garages, and upscale interiors.
Biltmore Walk gives buyers another opportunity to purchase new construction close to downtown rather than choosing an older home or moving farther into the suburbs.
Markley and Main
Markley and Main is a $100 million development under construction in the West End near Fluor Field.
The six-story building will include 277 rental residences with studio, one-, two-, and three-bedroom floor plans. Amenities will include a rooftop lounge, swimming pool, fitness center, coworking areas, golf simulator, pet spa, and electric vehicle charging stations.
The project will also offer more than 10,000 square feet of retail space. SunCap Property Group is leading the development, with move-ins expected in 2027.
Greenville Gateway
Greenville Gateway is planned for the former Greenville Memorial Auditorium site, which has remained vacant for nearly 30 years.
The approximately $130 million development will include a 29-story tower, a second 24-story building, 327 apartments, and about 8,500 square feet of commercial space.
Plans also include a public plaza, art gallery, landscaping, sidewalks, and improved crosswalks. If completed as proposed, the taller tower would become the tallest building in South Carolina.
The Mosaic
The Mosaic is a mixed-use development planned for Greenville’s West End.
The first phase will include three five-story buildings with 231 apartments, approximately 19,000 square feet of commercial and grocery space, residential amenities, underground parking, and a public plaza.
A later phase, Mosaic Townes, will add townhomes. The project is being developed by Saint Capital and designed by LS3P.
Bolden Street District
Bolden Street District is a planned 90-acre community along Laurens Road between Verdae Boulevard and the Prisma Health Swamp Rabbit Trail.
Plans include approximately 660 residences, along with stores, restaurants, offices, entertainment, parks, and trail connections. Housing could include apartments, condos, and townhomes.
Verdae Development is leading the project, which is expected to be completed in phases over more than a decade.
The McDaniel
The McDaniel is a collection of 30 luxury residences near Cleveland Park and the Greenville Zoo.
The four-story homes range from approximately 3,100 to 4,400 square feet. Features include private elevators, rooftop terraces with fireplaces, two-car garages, and upscale interiors.
The project gives buyers another opportunity to enjoy the space of a traditional home close to Downtown Greenville.
The Sinclair at County Square
The Sinclair deserves separate attention because it is one of the few for-sale residential options within the larger County Square redevelopment.
Developed by Copper Builders, the community will include 46 townhomes close to Whole Foods, restaurants, entertainment, offices, and green spaces.
For buyers comparing new construction homes in Greenville SC, The Sinclair offers a different lifestyle from a traditional suburban neighborhood. It is designed around walkability and access to Downtown Greenville rather than large lots and private yards.
Other New Housing Around Greenville County
Not every new residential project is a large urban development. Builders continue to add new houses in Greenville SC and surrounding communities, particularly in Greer, Mauldin, Simpsonville, Fountain Inn, Taylors, and Travelers Rest.
These areas offer a mix of:
- Single-family homes
- Low-maintenance townhomes
- Age-targeted communities
- Quick move-in homes
- Custom and semi-custom construction
- Smaller infill developments
Available homes, builders, incentives, and prices change frequently. Buyers should confirm what is currently available rather than relying only on a community’s original plans or advertised starting price.
Real Estate Agents Specializing in New Construction Greenville
Buying a newly built home can look simple, but the builder’s sales representative works for the builder—not the buyer.
An experienced buyer’s agent can help you:
- Compare new communities and builders
- Review contracts and deadlines
- Understand lot premiums
- Calculate the full cost of upgrades
- Compare builder financing with outside lenders
- Research future development around the community
- Attend construction meetings
- Recommend independent inspectors
- Review comparable sales
- Plan for the final walkthrough and closing
It is best to involve your agent before visiting a model home or registering with a builder. Some builders require the buyer’s agent to be present or listed during the first visit.
Hamilton & Company at Keller Williams Greenville Upstate helps buyers compare builders, neighborhoods, incentives, and available new homes in Greenville SC. Our team also works with families relocating to the Upstate who may not be available to visit the property during every stage of construction.
When comparing Greenville SC Realtors or top rated real estate companies, look for a team with local market knowledge and direct experience with builder contracts—not just resale transactions.
